Konica development gets reapproved with conditions (Printed feb. 5, 2010)

With an admonishment to work out right of way questions with an abutting land owner, the Planning Board approved amendments to the site plan for the conversion of the former Konica/Minolta building on Route 1 across from the Maine Medical Center complex.
Hardypond Construction President Bob Gaudreau was allowed to shift the entrance to the medical and business office complex he is creating from the former photo processing plant on Route 1 near the I-295 Connector, but must shift the angle of the entrance road to conform to ordinances.
A second condition suggested by Planning Board Chairman Allen Paul and passed unanimously by the board asks Gaudreau to reconsider naming the complex Foundation Center as he had proposed.
Paul mentioned public safety concerns about confusion between the Foundation Center and Foundation for Blood Research on abutting properties.
FBR President Jane Sheehan had said the similarity in names worried her because of the potential for blood samples needed at FBR to be mistakenly delivered to an office at Foundation Center.
The original site plan approved last fall called for the office complex entrance to be at the intersection of Route 1 and Science Park Drive.
In December, Gaudreau said he learned he does not have right of way to the intersection on land owned by the Foundation for Blood Research.
Gaudreau and Sheehan have expressed optimism they will reach a deal to allow Gaudreau access, but he now has the option to shift the entrance to the complex 60 feet south on Route 1.
The change will also mean more extensive work on northbound Route 1 to lengthen a left turn lane. About 50 feet of concrete curbing will have to be removed.
