Diner may be coming to Dunstan

There may soon be a 1950s style diner on Route One near Broadturn Road in Dunstan.     Jeanne and Mike Glaude, who have previously proposed a car wash at the site, have received a favorable site plan review from the Scarborough Planning Board on their plan to open the restaurant Rock n’ Roll Diner, which would be shipped to the site in modules and built on the site. Mike Glaude said he has seen similar diners in other regions of the state and country and thought one would thrive in Scarborough. There is a similar diner in Waterboro, Maine that the Glaude’s are planning to draw inspiration from for their own restaurant.
“I’ve got a friend who has a diner and I thought it worked well,” Glaude said. “We have diners locally, but they’re slowly going away.”
Glaude bought the property a year and a half ago and originally proposed to the Planning Board a car wash for the property. But the board had several concerns about the business, particularly about the circulation of water. Glaude said he feels a diner would be a better business for the site and would fit into the surrounding neighborhood well.
Scarborough Planning Director Joseph Ziepniewski said that although the Planning Board supported Glaude’s diner proposal, members were not yet able to formally approve it at their Dec. 11 meeting.
“In general the board was in favor, but (the Glaudes) don’t have their DEP permit yet so they couldn’t get final approval,” Ziepniewski said.
Ziepniewski said it is uncertain how long it will take for a DEP permit to be issued, but he guessed the plan could be back before the board as soon as January.
Although members of the board have said they think the 2,900 square-foot diner will promote the town’s vision of creating a village center in the Dunstan area, members also voiced concerns about the project. There were questions about whether the development would meet the town’s design guidelines. The diner would be made of stainless steel and some members have said the shininess of the metal might be in conflict with a restriction on reflective materials in buildings. Traffic flow was also addressed by the board, particularly the possibility that a planned back entrance on Broadturn Road might be used by motorists as a cut-through to Route One. Glaude said he did not expect the business to cause traffic problems.
“I don’t think we’re going to generate any more traffic than is already there,” he said.
Glaude said he still had a lot of planning to do before he opens the business, but that his overall vision was of a community diner with wide appeal.
“We’re going to do a lot of take-out and pretty much a typical diner menu,” he said.
The Rock N’ Roll Diner would be located at 623 US Route One.
